Need some creative ideas to deter a potential housemate......?

We've got a girl looking at moving into our house that we would really rather not have, but we aren't allowed to say no if she wants to be here because its a college owned house. We've already told her about the constant street noise, the giant spiders, and the people who walk by at all hours of the night, all of which are true. She's going to spend a night here on a trial basis. My roommate and I lived by this girl last year, and while she thinks we're sweet girls and we've never been anything but perfectly polite to her, we have issues with some of the things she did last year and would rather not have her living with us again. Any suggestions on how to deter this girl from wanting to live here?
